Bokarina Beach Terraces

The Bokarina Beach terrace project consists of row houses on either side of an east/west spine lane that connects to the surrounding road grid. There are 44 terraces with 7 different typologies for demographic diversity as well as creating visual articulation to both streets and lane. On both north and southside edges there are outdoor living areas that provide easy access and surveillance to the public realm. The (b) and (c) type) units have the more conventional layout with larger front yards.  Roof overhangs respond to shading walls and fenestration and weathering against heavy rainfall and sub-tropical sun load.

Addressing the duality of orientation / aspect, the south facing configuration introduces generous alfresco courtyards to the street with north facing spaces between living and garage allowing protected solar access in winter. For example, the ‘g’ type with outdoor living spaces at both ends of the ‘slither’ gives coolness in summer and warmth in winter. Living spaces on either side of a central kitchen offer flexibility for occupants.
